Clean vs. Replace Carpet Calculator for Michigan Homes & Rentals
Compare the real cost of restoring carpet with the cost of replacement, then apply condition and contamination checks before making a decision. Use your own written quotes so the comparison matches the same rooms, square footage, and scope. For visual context, review the real photo pairs and evidence limits in our carpet cleaning before-and-after case library.
Calculate both options
Enter written estimates covering the same carpeted area. Do not compare a whole-unit replacement quote with a partial-room cleaning quote.
Square feet. Used for the printed result, not to invent a price.
Include the carpet-cleaning scope actually quoted.
Pet treatment, stain correction, stretching, patching, or other quoted work.
Carpet, pad, labor, and taxes if included.
Removal, disposal, floor preparation, transitions, trim, moving, or subfloor work.
Your planning estimate after inspection. The calculator does not predict carpet life.
Use the selected product, warranty, traffic, and property policy.
This is your decision threshold, not an industry standard.
Annualized figures divide each path by the service period you entered. They are planning comparisons, not guarantees of performance or lifespan.
The four possible decision paths
Clean first
Carpet is structurally sound, the problem is reachable, the required appearance is realistic, and restoration fits your chosen economic threshold.
Inspect or test first
The source, backing, damage, or likely result is uncertain. A small test area or professional inspection should come before a whole-property commitment.
Repair plus clean
Localized seams, stretching, a patchable area, or targeted treatment may preserve the carpet without treating the entire floor as failed.
Replacement is stronger
Widespread material failure, permanent appearance requirements, or inaccessible contamination makes cleaning alone an incomplete solution.
Condition test before comparing price
| What you observe | Cleaning can address | What needs separate evaluation | Planning path |
|---|---|---|---|
| General soil, dull appearance, or traffic-lane buildup | Soil and residue removal; appearance often improves. | Permanent fiber distortion may remain after soil is removed. | Clean first or test clean. |
| Spots that previously returned | Residue, wicking, or removable staining may respond to the correct process. | Dye loss, fiber damage, or a source below the carpet. | Diagnose before promising a result. |
| Loose or rippled carpet | Cleaning can remove soil. | Stretching, seams, installation, or backing condition. | Repair assessment plus cleaning. |
| Localized burns, tears, or permanent discoloration | Surrounding carpet can be cleaned. | Patch feasibility, donor carpet, or appearance tolerance. | Repair quote before full replacement. |
| Repeated pet urine or returning odor | Reachable carpet and backing may be treatable. | Pad, tack strip, trim, subfloor, dye, or fiber damage. | Map severity and inspect. |
| Widespread delamination or failed backing | Surface soil can be removed but structural failure remains. | Installation and material replacement. | Replacement case is stronger. |
| Active leak, sewage, visible mold, or unknown water | Not a routine clean-versus-replace decision. | Source control, drying, safety, and qualified restoration guidance. | Safety stop. |

What belongs in each quote?
Restoration quote
- Same rooms and measured area
- Pre-inspection and standard cleaning scope
- Targeted pet, stain, odor, traffic-lane, or corrective work
- Repair or stretching if required
- Drying and access limitations
- What appearance or odor result cannot be promised
Replacement quote
- Carpet, pad, installation, and taxes
- Removal and disposal
- Furniture or contents moving
- Floor preparation and subfloor correction
- Transitions, doors, baseboards, or trim
- Warranty, vacancy time, and business or rent interruption
Why the cheapest upfront number can be misleading
A low cleaning price is not economical if the quoted scope excludes the actual problem. A replacement quote can also appear lower than reality when removal, floor preparation, pad, moving, transitions, or downtime are missing. The useful comparison is the complete cost of each workable path over the service period you expect.
Age by itself should not decide the result. A newer carpet can require replacement after severe material damage, while an older but structurally sound carpet may still be a reasonable cleaning candidate. Condition, expected result, access to the source, and the economics entered above belong in the same decision.
Frequently asked questions
Does this calculator estimate carpet-replacement prices?
No. Replacement price varies by carpet, pad, installation, removal, floor preparation, room shape, stairs, transitions, and local labor. Enter an actual written quote rather than relying on a national average that may not match the project.
What if I do not know whether the pad is affected?
Select the uncertain condition and use the inspection path. Pet-odor mapping, moisture history, seam condition, and other observations can help define whether an in-place treatment is realistic.
Can cleaning restore crushed traffic lanes?
Cleaning can remove soil that darkens a traffic lane. Permanent fiber distortion or wear may remain because the fibers no longer reflect light uniformly. A test clean is useful when appearance is uncertain.
Should a landlord use this result to charge a tenant?
No. The calculator compares property-maintenance options. It does not establish responsibility, ordinary wear, actual damage, depreciation, documentation sufficiency, or a lawful deduction.
Need a cleaning-side assessment before replacing carpet?
Clean It Best can inspect the cleaning and pet-odor scope for Metro Detroit homes, apartments, and commercial properties. For replacement, repair, legal, mold, sewage, or structural decisions outside our cleaning scope, use the appropriate qualified provider.

Method and primary sources
The calculator uses user-supplied quotes and service-period estimates. Its recommendation applies condition gates before cost, then compares upfront and annualized costs. The restoration-spend percentage is selected by the user and is not presented as an industry rule.
