Commercial carpet rarely soils at one uniform rate. Entrances, corridors, elevator approaches, dining areas, and customer-facing lanes often need more attention than private offices or seldom-used rooms.
This calculator separates routine low-moisture maintenance from periodic restorative extraction so facilities can estimate cash flow instead of waiting for the entire floor to look heavily soiled.

How to choose a realistic cadence
Map traffic zones
Separate entrances, main corridors, reception, food service, and elevator approaches from light-use offices. Do not force the entire building into one frequency.
Inspect before appearance fails
Use visible lane change, recurring spots, fiber distortion, odor, residue, and seasonal tracked soil as triggers to adjust the plan.

Methodology
- Maintenance cost: carpeted square feet multiplied by the entered maintenance rate, or the selected recurring minimum, whichever is greater, multiplied by maintenance visits.
- Restorative cost: carpeted square feet multiplied by the entered extraction rate, or the selected restorative minimum, whichever is greater, multiplied by restorative visits.
- Spot reserve: entered monthly allowance multiplied by 12.
- Contingency: the entered percentage applied to scheduled work plus the spot reserve.
- Annual and monthly budget: all categories combined, with annual total divided by 12 for a cash-flow reserve.
- Per-unit figure: annual total divided by entered units or budget centers. It remains blank when no unit count is entered.
