A practical, room-by-room checklist for renters, landlords, home sellers, real estate agents, and property teams preparing for a clean handoff.

Use one shared handoff standard

The most useful move-out record combines the original move-in inventory, fresh dated photos, a room list, the cleaning scope, drying time, and the final inspection. This page keeps those steps in one place.

Renters

Document carpet condition, avoid rushed drying, and keep the invoice with your move-out records.

Separate removable soil from permanent damage and create a consistent turnover record.

Move-out timeline

Work backward from the final inspection or key-return time. Complete painting, repairs, and dusty packing work before carpet cleaning whenever possible.

Cleaning day

Drying and final handoff

Safety stop: pause routine cleaning when there is an active leak, flooding, sewage, visible mold, persistent abnormal dampness, or an unknown water source. Source control and appropriate restoration or environmental guidance come first.

Condition and treatment decision guide

Cleaning should solve removable soil and residue. It cannot reverse every color change, burn, tear, delamination, worn fiber, pad problem, or subfloor issue.

Dry soil or traffic lanes?

Vacuum first, then professionally clean and rinse.

A spot returned?

Document when it returned and evaluate residue, wick-back, or deeper contamination.

Pet odor present?

Identify the affected zones and treatment depth. Surface deodorizing may not reach pad or subfloor.

Physical damage?

Record burns, tears, ripples, seam failure, color loss, and worn fibers separately from soil.

Still serviceable?

Compare cleaning, repair, targeted replacement, and full replacement using condition and cost.

Michigan rental documentation note

Michigan law provides for inventory checklists at the beginning and end of occupancy for landlord-owned items, including carpeting.
